Samantha Willows fait ses premiers pas au collège et cherche à intégrer la prestigieuse sororité Sigma Phi Kappa. Une fois acceptée, la jeune fille s'aperçoit que quelque chose ne va pas dans la maison où elle vient de s'installer. Elle ne tarde pas à découvrir qu'une des membres a disparu dans de très mystérieuses circonstances l'année précédente. Jena Thorne a en effet brusquement quitté la sororité et n'a plus jamais donné de nouvelles à sa famille ni à son petit ami. Des faits étranges commencent alors à se produire...
